The report is the deliverable, and the closing date is the deadline.

A WDO report is a document with a date attached. We inspect, we write, and we repair the Section 1 items in house, so the report and the work never disagree with each other.

Four steps, and none of them are a handoff.

The reason a report from A1 tends to close rather than restart a negotiation is that the company that found the problem can price and do the fix.

Closing date___ / ___ / 20___

  1. 01

    Order

Property address and closing date. That is the entire intake, by phone or by form.

  2. 02

    Inspect

Interior, exterior, garage, subarea, attic, attached decks, foundation and abutments.

  3. 03

    Write

Section 1 is the work that needs doing. Section 2 is the conditions that will lead there.

  4. 04

    Clear

We do the Section 1 work ourselves, and the report reflects the repair rather than guessing at it.

What the inspection covers

The report

One page escrow will accept.

The inspection is free. The report is why people keep it. It is a WDO report: a written opinion on the wood-destroying organisms in the structure, in the two sections a lender and an escrow officer read.

Section 1 is what needs repair now. Section 2 is the conditions that will lead there — earth to wood contact, faulty grade, cellulose debris, excessive moisture. We write both, and then we do the Section 1 work ourselves.

Findings
Termites, wood-boring beetles, other wood-destroying organisms, fungus and dry rot.
Whole structure
Attic, attached decks, subarea, foundations and abutments, on the comprehensive inspection.
Yours
Written, signed, and yours to hand to a lender or an agent.

The callUsually the first sign is a small pile of pellets under a window.

What an escrow officer reads.

Two lists, and they answer different questions. Section 1 is what is wrong now: the members that need repair, the infestation that needs treating. Section 2 is what will be wrong later if nobody corrects it: earth to wood contact, faulty grade, cellulose debris under the house, excessive moisture.

A buyer reads Section 1 as a credit request. A seller reads it as a to-do list. A lender reads it as a risk line. The report has to survive all three readings, which is why the findings are specific about species, location and extent rather than summary.

When the same company does the Section 1 work, the repair is priced from the finding and the finding is written by the inspector who has to stand behind the repair. There is no gap for a second contractor to discover something in.

Built for the call you actually make.

Realtors call with the same four things. This is the page for that call.

  1. 01

    Closing dates, not appointments

Tell us the date and we work backwards from it. The inspection is scheduled against the closing, not the other way around.

  2. 02

Section 1 and 2 in one document

Both lists, from one inspection, written the way escrow reads them.

  3. 03

    Repair in house

Eaves, fascia, rafters, subarea framing, decks. The Section 1 work done by the company that wrote it.

  4. 04

    Both counties

Los Angeles and Orange County, from the Orange address, with a city list that runs to 102 names.
